Does home insurance include the roof and roof repair?
Short answer. Yes, the roof is part of the dwelling on a standard homeowners policy, so roof repair is included when the damage comes from a covered peril such as wind, hail, fire or a falling tree. Repairs for age, wear and maintenance are not included. Some policies also limit roof coverage with endorsements, so check your declarations page.
Usually covered
- Shingles ripped off or folded back in a windstorm
- Hail bruises and fractures across the slopes
- A tree or large limb falling on the roof
- Fire or lightning damage
- Interior water damage caused by a covered opening, such as a blown off section
Usually not covered
- Old, curling or bare shingles
- A pipe boot that cracked from years of sun
- Leaks that went on for months and rotted the decking
- Squirrels, raccoons or birds chewing through vents, since many policies exclude vermin
- Defects from a poor installation
Ways a policy can limit the roof
- An actual cash value or payment schedule endorsement that cuts what is paid as the roof ages.
- A cosmetic damage exclusion for hail dents that do not affect function.
- A separate wind or hail deductible that is much higher than the regular deductible.
The deciding question
Adjusters ask what caused the damage and when. If you can tie the damage to a specific storm date with photos and nearby storm reports, the repair is much easier to get paid. See date of loss.
Maintenance still matters
Because wear is excluded, routine care protects your coverage. Clear debris, keep gutters flowing, and replace aging pipe boots before they leak, so a future storm claim is not muddied by old problems.
