Roof Claim Answers

Will insurance cover a metal roof?

Short answer. Insurance covers a metal roof the same way it covers shingles: it pays to repair or replace it when a covered event like wind, hail or a falling tree damages it. If you have a shingle roof, insurance pays to replace it with comparable shingles, not to upgrade to metal, though you can pay the difference yourself and still use the claim money.

If you already have a metal roof

Wind that lifts panels, a limb that punctures a panel, and hail large enough to crack coatings or open seams are covered losses. The big issue with metal is dents. Many insurers add a cosmetic damage exclusion for metal roofs, which means dents that do not let water in are not paid even though they look bad. Before you buy or renew, ask your agent whether your policy has that exclusion. See the cosmetic damage exclusion.

If you want to switch from shingles to metal on a claim

Policies pay for materials of like kind and quality. The insurer will price a comparable shingle roof, and you pay the difference to go to metal. That is legal and common, as long as the contract and invoices are honest about what was paid for. Tell your insurer and mortgage company what you are installing, and keep the estimate that shows the insured scope separately from your upgrade.
