Will house insurance fix a roof leak?
The leaks roofers fix most often
- Pipe boots: the rubber collar around a plumbing vent cracks and lets water run down the pipe.
- Step and wall flashing: where a roof meets a wall or dormer, often caulked instead of properly lapped.
- Chimney flashing and crowns.
- Valleys: debris buildup or worn shingles where two slopes meet.
- Exposed nails on ridge caps and vents that back out over time.
- Skylight flashing that was reused during an earlier roof job.
How a good roofer finds the source
Water travels along decking and rafters before it shows up on a ceiling, so the stain is rarely right under the entry point. A roofer checks the attic for wet decking and water trails, then inspects flashing and penetrations above. When needed, a controlled water test, running a hose on one area at a time, isolates the leak.
When insurance does fix it
If wind removed shingles, hail fractured them, or a limb punctured the roof, the repair and any interior damage go on a claim, subject to the deductible. Document the storm date and the damage before repairs.
Until it is fixed
Catch the water, move belongings, and cover the area if it is safe to do so. Fast action protects any claim and limits mold. See wear and tear versus storm damage, who to call first, and the Georgia Roof Guide on common roof leak causes.
