Roof Claim Answers

How long does it take for insurance to pay a roof claim?

Short answer. Once the insurer finalizes the estimate, the first check usually goes out within about one to two weeks, by mail or direct deposit. If your mortgage company is on the check, endorsement can add one to several weeks. Recoverable depreciation is paid separately after the work is finished and the final invoice is sent.

The payments on a typical roof claim

  1. Actual cash value payment: replacement cost minus depreciation minus deductible, issued after the estimate is finalized.
  2. Supplement payments: for items added later, after review.
  3. Recoverable depreciation: after the roof is complete and the insurer receives the final invoice. See recoverable depreciation.

Why payment can lag

When a delay becomes a legal issue

Georgia's claim rules require prompt handling, and the bad faith statute, O.C.G.A. 33-4-6, can add a penalty and attorney fees when an insurer refuses to pay a covered loss within 60 days after a proper written demand and the refusal has no reasonable basis. A demand under that law has technical requirements, so a lawyer usually prepares it. See bad faith in Georgia.
