What questions should you ask a roof insurance claim adjuster?
Short answer. Ask who the adjuster works for, which slopes were tested and how many hits were found, whether the recommendation is repair or replacement and why, and how depreciation, overhead and profit, and code items are handled. Also ask when the written estimate will arrive, who handles supplements, and how long you have to finish the work and collect held-back depreciation.
About the adjuster and the claim
- Are you a staff adjuster or with an independent firm? What is your direct phone and email?
- Who is the desk adjuster or supervisor on this file?
- What is my deductible, and is it a flat amount or a percentage?
About the inspection
- Which slopes did you inspect, and how many hits did you count in each test square?
- What threshold does your company use for replacing a slope?
- Did you find wind damage, such as creased or missing shingles?
- How many layers are on the roof, and did you note the drip edge, starter and ice and water barrier?
- Did you include gutters, vents, screens and other collateral damage?
About the estimate and payment
- Are you recommending repair or replacement, and what is the reason?
- Is depreciation recoverable on my policy, and how did you calculate it?
- Will overhead and profit be included?
- Does my policy have ordinance or law coverage for code items?
- How long do I have to complete the work and claim the held-back recoverable depreciation?
- Will my mortgage company be on the check?
- When will I receive the written estimate and your photos?
How to use the answers
Write the answers down with the date and the adjuster's name, then send a short email recapping them. If the written estimate later contradicts what you were told, that recap is your record. For inspection day logistics, see how to prepare for the adjuster.
