What depreciation rate does insurance apply to a roof repair?
Why a repair gets the roof's age
Depreciation reflects the value of what was damaged, not what you install. Shingles on a 15 year old roof had 15 years of wear, so a repair estimate often depreciates the shingle and underlayment lines by the same percentage the whole roof would get. Labor and incidental lines may be treated differently, so read the depreciation column on each line.
The small loss rule
Many standard homeowners forms pay full replacement cost right away when the repair costs both less than 5 percent of the building's coverage amount and less than $2,500. On a house insured for $350,000, an $1,800 repair qualifies; a $3,000 repair does not.
The deductible usually decides it
Most single area repairs, such as a few shingles or a pipe boot, cost less than a typical deductible, especially a percentage wind and hail deductible. A repair claim makes more sense when the damage is spread across slopes or water got inside.
Repair or replace
If hail or wind hit several slopes, or the shingles are too brittle to repair without breaking more, a repair estimate may understate the loss. Discontinued shingles that cannot be matched raise the issues in partial roof replacement and matching. See also percentage deductibles.
If you meant taxes
On a rental, a true repair is usually deducted in the year you pay for it rather than depreciated.
