How much is the insurance deductible on a roof replacement?
Finding your number
Your declarations page lists one or more deductibles, typically an all other perils deductible and, in hail country, a separate wind and hail deductible. A roof replaced after a hail or wind storm uses the wind and hail figure. Some policies also carry a separate roof deductible endorsement.
How a percentage deductible is calculated
The percentage applies to your Coverage A dwelling limit, not to the size of the claim. A 1 percent deductible on a $280,000 dwelling is $2,800 whether the roof costs $12,000 or $25,000. Because dwelling limits rise with inflation guard each year, the dollar deductible quietly rises too. See percentage wind and hail deductibles.
A worked example
- Replacement cost of the roof: $16,000
- Depreciation held back: $5,000
- Deductible: $2,000
- First check: $16,000 minus $5,000 minus $2,000 = $9,000
- Second check after the work is finished: $5,000
- Your share: $2,000, paid to the contractor
That structure is explained in ACV vs RCV.
What you cannot do
In Georgia, a roofer cannot legally waive, absorb, rebate or disguise your deductible as a discount or sign fee. A contractor who offers that is either inflating the claim or planning to cut corners. See why roofers cannot pay your deductible. If the amount is hard to cover, ask about financing or a payment plan instead.
