Is there a roofing insurance quotes calculator that shows what insurance will pay?
Why calculators miss
Online calculators multiply an estimated roof size by an average price. A real claim adds things no calculator knows: how many slopes the adjuster approved, pitch and height charges, waste factor, code items, the age based depreciation your carrier applies, and whether you have a flat or percentage deductible. For budgeting, a typical full replacement in North Georgia runs roughly $8,000 to $16,000, with large or steep roofs higher, but your claim will follow its own estimate.
The formula that actually works
- RCV (replacement cost value) is the full estimate.
- Subtract depreciation to get ACV (actual cash value).
- Subtract your deductible from ACV. That is the first check.
- After the work is finished and invoiced, the carrier releases the recoverable depreciation.
Hypothetical example: RCV $15,000, depreciation $5,000, deductible $2,500. First check $7,500, second check $5,000, total paid $12,500, and your share is the $2,500 deductible plus any upgrades you choose.
Plugging in a percentage deductible
If your policy has a 1% or 2% wind and hail deductible, it is a percentage of your dwelling coverage, not of the claim. A 2% deductible on $350,000 of dwelling coverage is $7,000. Check your declarations page, and read percentage deductibles explained and ACV vs RCV before you plan around a number.
