What is a roof deductible endorsement?
Short answer. A roof deductible endorsement is an add-on to a homeowners policy that sets a separate deductible for roof damage, either a flat amount or a percentage of the dwelling limit. It usually replaces the regular deductible for roof losses, and sometimes applies only to the roof surface while the rest of the claim keeps the normal deductible.
Where to find it
Look at the forms and endorsements list on your declarations page. Roof related endorsements often have titles mentioning roof surfacing, roof deductible or a windstorm and hail deductible. The declarations page should also show the amount or percentage.
How it changes a claim
- Flat roof deductible: for example $5,000 on roof damage while everything else carries $1,000.
- Percentage roof deductible: for example 2 percent of a $300,000 dwelling limit, or $6,000.
- Split application: some versions apply the roof deductible only to shingles, underlayment and flashing, while gutters, siding and interior damage from the same storm use the standard deductible. Others apply one deductible to the entire loss.
Why insurers offer it
Roof claims from hail and wind are frequent and expensive in states like Georgia. A higher roof deductible lowers the premium by moving more of each roof loss to the homeowner. It is often offered alongside a roof payment schedule or actual cash value terms for older roofs, which reduce the payout further.
What to ask your agent
- What deductible applies to a roof claim from hail or wind?
- Does it apply to the whole claim or only the roof surface?
- How much premium does it save each year?
- Is the roof settled at replacement cost or actual cash value?
Compare that with the percentage wind and hail deductible and our overview of roof replacement coverage.
