Roof Claim Answers

Will home insurance cover mold removal?

Short answer. Home insurance usually pays for mold removal only when the mold grew from a covered water loss, such as a storm-damaged roof or a burst pipe, and even then often only up to a mold sublimit that can be much smaller than the rest of the policy. Mold from humidity, condensation or a slow leak that went unrepaired is generally excluded.

The order of operations matters

  1. Stop the water. Tarp the roof opening or shut off the supply. Policies require you to prevent further damage.
  2. Document before anything is removed. Photograph the stain, the mold, the attic and the roof damage.
  3. Report the claim promptly and tell the insurer mold is present.
  4. Dry what can be dried. The EPA advises drying wet materials within 24 to 48 hours to keep mold from starting. Keep the drying company's invoice.
  5. Get the remediation estimate approved before major tear out, unless the adjuster tells you to proceed.
  6. Fix the source permanently so the remediated area does not get wet again.

What removal usually includes

The sublimit

Many policies cap mold costs, often listed under wording like fungi, wet or dry rot, or bacteria. Depending on the policy, the tear out needed to reach the mold may count toward that cap. Some insurers sell an endorsement that raises it. Check your declarations page and endorsements before you need it.

Why fast action protects the claim

An insurer can deny mold that grew because a leak was ignored. A roof leak reported the day after a storm, with photos and a tarp receipt, is a very different claim from a ceiling that stained for months.
