Will insurance cover a 15-year-old roof?
Why 15 years is a turning point
A well installed architectural shingle roof in North Georgia often has years left at 15, but insurers see rising claim risk as roofs age. Around this point, many policies begin to change how the roof would be paid:
- Switching the roof from replacement cost to actual cash value at renewal
- Adding a roof payment schedule that pays a declining percentage each year
- Asking for photos or an inspection
If your coverage is reduced, Georgia requires a separate notice titled NOTICE OF REDUCTION IN COVERAGE. Read every renewal packet.
What a storm claim looks like at 15 years
With replacement cost coverage, depreciation is held back from the first check and paid after the roof is replaced, so you end up with the full cost minus your deductible. With actual cash value, depreciation at 15 years is substantial and is never repaid. See ACV vs RCV.
Wear versus storm
At this age, adjusters will see some granule loss and possibly early cracking. Hail and wind damage are still distinct: random fractures with soft spots, creased tabs, dents on soft metals. Good photos matter. See roof age and insurance.
Smart moves now
- Confirm in writing how your roof is settled.
- Photograph the roof yearly to document its condition.
- If you replace soon, ask whether impact resistant shingles would earn a discount.
