Will insurance cover hail damage on an old roof?
How age changes the money
- Replacement cost policy: depreciation is held back, then paid after the roof is replaced. An old roof still gets the full approved cost minus the deductible.
- Actual cash value roof: the depreciated value only, which on an old roof can be a small fraction of the cost.
- Roof payment schedule: a fixed percentage by age, shrinking as the roof passes 10, 15 or 20 years. See roof payment schedules.
How age changes the inspection
On an older roof, granule loss, blistering and cracking are normal, and adjusters must separate hail bruises from that background. Hail hits are random, concentrated on storm-facing slopes, and show a soft or fractured spot with dark asphalt; weathering is even and worst on the sunniest slopes. See wear and tear versus hail damage.
The brittle roof argument
An old roof can be too brittle to repair: a shingle lifted to replace its neighbor cracks. That supports replacing whole slopes rather than patching, and photos or video of the test help.
If they say it is just old
Ask for the decision in writing with the policy provision cited, gather storm-date evidence and collateral dents, and request a reinspection. If the dispute is only about the amount, appraisal may apply.
Before your roof gets older
Read your renewal packets. Insurers may move older roofs to actual cash value at renewal, and Georgia requires a separate notice when coverage is reduced. See roof age and insurance.
