What items are on a typical Xactimate roofing supplement list?
Short answer. Common roofing supplement items are pieces of a code compliant, manufacturer compliant roof that the first estimate missed: drip edge, starter strip, ridge cap, ice and water barrier in valleys, step and counter flashing, pipe boots, steep and high roof charges, extra layers, decking and a proper waste factor. Each needs support, such as a code section, a manufacturer instruction or a photo.
Frequently missed lines
- Drip edge at eaves and rakes, required on shingle roofs by the International Residential Code (R905.2.8.5) as adopted in Georgia
- Starter strip at eaves and rakes, called for in shingle manufacturers' installation instructions
- Hip and ridge cap as its own line rather than assumed from waste
- Ice and water barrier in valleys and around penetrations where the manufacturer or local code calls for it
- Step flashing and counterflashing at walls and chimneys
- Pipe jacks, vents and ridge vent counted correctly
- Steep roof charges by pitch range and high roof charges for two story walls
- Additional layer tear off when there are two layers of shingles
- Decking replaced by the sheet when rot or delamination is found
- Waste factor that fits the roof's complexity
- Detach and reset of gutters, satellite dishes, solar panels or skylights
- Permit where your city or county requires one
How a supplement gets approved
Each item needs support: a code citation, the page from the shingle manufacturer's installation instructions, photos with a tape measure in frame, or a measurement report. Send them together with an itemized list keyed to the insurer's line numbers. Code driven items may fall under ordinance or law coverage.
What does not belong
Supplements are for work the roof truly needs. Listing items that will not be installed is fraud, and the final invoice must match what was done. See roof supplements explained and reading an Xactimate estimate.
