How does a claim pay under an ACV roof covering endorsement?
Step by step at claim time
- Inspection and estimate. Same as any claim: the adjuster measures, inspects and prices the roof and any other damage.
- Depreciation applied. The roof covering lines are depreciated for age and condition, and under the endorsement that depreciation is non-recoverable.
- Other lines. Items outside the roof covering, such as interior drywall or paint, may show recoverable depreciation if your policy pays them at replacement cost.
- Deductible. Subtracted from the total.
- Payment. A check for the roof's ACV, often with your mortgage company named.
What does not happen
No final invoice is needed to release roof depreciation, because none is held back for the roof. That also means finishing the work does not increase the roof payment, except through supplements for items the estimate missed.
Why supplements still matter
Under ACV terms, every missing line item still costs you, at its depreciated value. Drip edge, starter, flashing, ice and water barrier, extra layers and steep charges all raise the RCV and therefore the ACV. Hidden damage found during tear off, like rotted decking, can be submitted too. See roof supplements.
Check what counts as roof covering
Endorsement titles vary, from roof covering to roof surfacing. Read the definition to see what is included and which perils trigger it. Interior damage from a storm opening is usually separate; see interior water damage coverage. For how this differs from full replacement cost terms, see recoverable depreciation.
