Does home insurance cover an old roof replacement?
Short answer. Home insurance does not pay to replace a roof just because it is old, but it does cover storm damage on an old roof. The catch is that older roofs are often paid at depreciated value, and adjusters look harder at whether the damage is new or just weathering.
Age is not damage
Granule loss, curling, cracking and brittle shingles are normal aging. They are not covered by any homeowners policy. A roof at the end of its life with no storm damage is a planned replacement, not a claim.
But storm damage on an old roof counts
If hail fractured shingles or wind tore them off, that is a covered loss regardless of the roof's age, as long as the policy has not excluded it. Old shingles are often more vulnerable, and brittle shingles that crack when lifted cannot be repaired properly, which supports replacement.
Why the check may be smaller
- Depreciation: an 18 year old roof may be depreciated heavily, so the actual cash value check is small.
- Policy type: on a replacement cost policy, much of that depreciation is recoverable after the work is done. On actual cash value or a roof payment schedule, it is not.
- Mixed damage: the adjuster may pay for storm damaged areas but exclude worn areas.
What helps an older roof claim
- Report promptly with a clear storm date. Late reports on old roofs invite wear and tear denials.
- Photograph fresh hail fractures, exposed mat and dented soft metals.
- Document a brittleness test if repairs are proposed.
- Know your policy terms before the adjuster arrives.
