Roof Claim Answers

When will insurance cover a new roof?

Short answer. Insurance covers a new roof when a sudden covered event such as hail, wind, a fallen tree or fire damaged it, you reported the claim within your policy's time limits, and the damage is serious enough that repair is not practical. Insurance will not buy a new roof because the old one is aging, leaking from wear, or nearing the end of its life.

Four conditions that all have to line up

  1. A covered peril. Hail, wind, falling objects, fire, lightning and the weight of ice or snow are the usual ones. Wear and tear, rot, pests and bad installation are excluded.
  2. A clear date of loss. The damage has to tie to a specific storm during your policy period. Weather records and hail maps help establish it.
  3. Timely notice. Policies require prompt reporting, and many set a firm window after the storm. Waiting a year or two gives the insurer reasons to argue the damage came later or got worse from neglect.
  4. Enough damage. A few damaged shingles mean a repair. Widespread hail bruising or wind creasing across slopes, or shingles too brittle to repair, mean replacement.

What the insurer actually pays

Even when a new roof is approved, you pay your deductible, which may be a flat amount or a percentage of your dwelling coverage. Policies with replacement cost coverage usually pay the actual cash value first and release the held back depreciation after the work is done. Some policies pay older roofs on a payment schedule based on age, which can leave a large gap. Read ACV versus RCV and roof payment schedules before you sign anything.

Upgrades and code items

Insurance replaces like with like. If you want a different material, you pay the difference. Items your local code requires, like drip edge or ice barrier, may be covered under ordinance or law coverage if your policy has it.
