What happens if your home insurance lapses while you have a mortgage?
The notice timeline
Federal mortgage servicing rules require your servicer to send a written notice at least 45 days before charging you for force placed insurance, then a reminder notice at least 15 days before the charge. If you show proof that you had coverage, the servicer must cancel the force placed policy and refund the charges for any overlap.
What force placed insurance usually lacks
- Coverage for your belongings
- Personal liability coverage
- Living expenses if you cannot stay in the home
- A focus on you: it is designed to protect the lender's interest in the house
If your premium is paid through escrow
When the servicer pays your insurance from escrow and a payment was missed, contact the servicer in writing right away. Servicers are generally required to pay escrowed insurance on time, and the fix may be on their side.
Why roofs and lapses are connected
In Georgia many lapses start with a non-renewal over an old or damaged roof. If you receive a non-renewal notice, shop for coverage immediately, and if the roof is the problem, replacing it before the old policy ends is often the fastest way back to standard coverage.
If a storm hits during a gap
Damage that occurs while you have no policy is not covered by a policy bought afterward, and a new insurer may inspect the roof and exclude existing damage. Take dated photos of the roof when the new policy starts. See roof age and insurance and why the date of loss matters.
