Roof Claim Answers

How do you file an insurance claim for roof leak water damage?

Short answer. Stop the water first, photograph and video everything, start drying within a day or two, and have a roofer find where the water is getting in. Then report the claim with both the roof cause and the interior damage, and keep every receipt for emergency work.

Step by step

  1. Contain it. Buckets, towels, move furniture and electronics. If a ceiling is bulging, drain it at the lowest point into a bucket before it collapses.
  2. Document before cleanup. Wide shots and close ups of stains, wet insulation, damaged contents and the outside of the roof if you can see it from the ground. Note the date and time.
  3. Protect the roof. A tarp over the opening is a reasonable emergency repair and is normally reimbursable. See your duty to mitigate.
  4. Dry it fast. Wet drywall and insulation start growing mold within roughly 24 to 48 hours in warm, humid weather. Fans, dehumidifiers, or a water mitigation company. Keep moisture readings and invoices.
  5. Find the cause. Have a roofer trace the leak to its source and photograph it. The cause decides coverage.
  6. Report the claim. Give the storm date if there was one, describe roof and interior damage, and send photos. See how to file a roof claim.

How the cause changes the outcome

If wind, hail or a falling limb opened the roof, the roof repair and the resulting interior damage are usually covered. If the leak came from worn out materials, many policies still pay for sudden interior water damage while refusing the worn roof part itself. A leak that dripped slowly for weeks is often excluded altogether as repeated seepage. Our page on interior water damage coverage walks through those cases.

Do not throw away damaged materials until the adjuster has seen them or approved disposal from photos.
