How do you get insurance to pay for water damaged ceiling repair?
Before the adjuster comes
- Photos and video first. The stain, any sagging, wet insulation visible through openings, and the room's contents. Include something that shows scale.
- Moisture readings. A mitigation company or contractor can log readings with a moisture meter. Daily logs show the drying was handled properly.
- Keep removed materials or photograph them clearly before disposal. Adjusters sometimes want to see the wet insulation and drywall.
- Do not paint over it. A painted stain looks like an old problem someone tried to hide.
Prove where the water came from
The ceiling is only covered if the water source is. Get a written finding from the roofer or plumber that names the cause and includes photos. For a roof leak, that means the opening on the roof and the wet decking in the attic above the stain.
During the inspection
Walk the adjuster through every affected room. Point out stains on walls below the ceiling, swollen trim and damaged flooring, which are easy to miss. See how to prepare for the adjuster.
Getting paid in full
On a replacement cost policy, the first payment is usually actual cash value. Depreciation on drywall, paint and flooring is released after the work is done and you send the final invoice, the same way it works on the roof. See recoverable depreciation. If the estimate misses items such as insulation, primer or painting the full room for a uniform finish, ask for a revised estimate with photos showing why.
