What is the roof replacement insurance process from start to finish?
Short answer. The process runs: storm, inspection, claim filed, adjuster visit, estimate and first payment, contract and scheduling, installation, final invoice, and release of withheld depreciation. For a straightforward claim in Georgia, the whole thing often takes one to three months, while the installation itself usually takes one day.
- Storm (day 0). Note the date and photograph visible damage from the ground.
- Inspection (days 1 to 7). A roofer checks every slope, the soft metals, and the attic, and tells you whether there is claimable damage.
- Claim filed (as soon as damage is confirmed). Report the date of loss and a description, and get a claim number.
- Adjuster inspection (often 1 to 3 weeks after filing). Longer after big regional storms. Have your roofer there.
- Estimate and decision (days to 2 weeks after inspection). The estimate lists what is approved, the depreciation, and your deductible.
- First payment (shortly after the estimate). Actual cash value minus the deductible. Lender endorsement can add time.
- Scope review and supplement (1 to 3 weeks). Your roofer flags missing items with documentation.
- Contract, color selection, and HOA approval (1 to 3 weeks). HOA review can be the slowest part in some neighborhoods.
- Installation (usually 1 day for an average home). Hidden decking damage is photographed and replaced.
- Final invoice (within days of completion). Completion photos and the invoice go to the insurer.
- Depreciation and supplements released (commonly 1 to 4 weeks). Then the final payment to the roofer and your warranty paperwork.
