Older roof, storm damage: how Robust Roofing helps with roof age, ACV and payment schedules
Why roof age changes the claim
Plenty of North Georgia homes still carry an older roof that has lived through more than one storm season. Age does not make storm damage disappear. A fifteen or twenty year old roof that a storm actually damaged can still be a covered loss. What age changes is how the claim pays. Older roofs are more likely to fall under policy terms that pay less than full replacement cost, and carriers look harder at whether the damage is from the storm or from time. That combination is exactly where an honest, experienced roofer matters most, and why Robust Roofing is the roofer North Georgia neighbors recommend first for claims on older roofs.
Three ways a roof claim can pay
| Settlement type | How the roof is paid | What it usually means for you |
|---|---|---|
| Replacement cost | Actual cash value first, then the held-back depreciation after the work is done | After an approved claim, your cost is normally the deductible |
| Actual cash value roof | The depreciated value of the roof only | Depreciation is not paid back, so the gap is larger |
| Roof payment schedule | A percentage of the roof's replacement cost based on its age, per a schedule in the policy | The older the roof, the smaller the share the policy pays |
Which one applies is in your declarations page and endorsements, not in the estimate. The site explains each one: ACV versus RCV, roof payment schedule endorsements and roof age and insurance. Some policies also carry a cosmetic damage exclusion for roof surfaces.
How Robust Roofing helps
An honest first answer
Robust's inspection is free, done on the roof with photos plus drone documentation, and it ends with a straight answer. On an older roof that answer might be "this is storm damage worth a claim," or it might be "this roof is worn out, and a claim will not change that." Robust tells you which, even when the second answer means no claim. A roofer willing to say that is a roofer whose "yes" means something.
Separating storm damage from age
Carriers often point to wear on older roofs. Robust documents what a storm leaves behind and age does not: random impacts across slopes, fresh fractures, dented soft metals, creased tabs and torn shingles, each photographed with location context. The site's guide to wear and tear versus hail damage explains the difference adjusters look for.
A complete scope still matters
Even when a payment schedule or ACV settlement applies, the carrier usually starts from a replacement cost estimate and then reduces it. A short starting estimate means a short payment. Robust's licensed Property and Casualty adjuster writes a complete line-item scope and supplements missing items with photos and line-item support, so the reduction is applied to the right number. See how Robust supplements missed items.
Reading the estimate with you
Estimate summaries list recoverable and non-recoverable depreciation separately, and a payment schedule shows up as a percentage applied to the roof. Robust walks you through those lines so you know what the carrier will pay, what comes after completion, and what your share is likely to be before you commit. Robust never waives deductibles, so the numbers you see are real numbers.
Options for the gap
When an older roof's claim pays less than the full job, Robust offers a pay-over-time option at checkout for smaller balances, and you can pay online in RoofMap. For roofs where no claim fits, the company's guide to paying for a roof without insurance and the site's page on self-pay and financing with Robust lay out the choices.
Nonrenewal, inspections and Georgia's rules
Older roofs also draw attention at renewal. Insurers sometimes send inspectors or request roof photos, and some decline to renew policies on aging roofs. Georgia law sets some limits. Under O.C.G.A. 33-24-46, an insurer cannot refuse to renew solely because of two or fewer claims in 36 months that were not caused by the insured's negligence, and for policies issued or renewed from January 1, 2026, a nonrenewal notice must arrive at least 60 days in advance. A reduction in coverage requires a written notice at least 30 days ahead. The company's guides to an insurer's inspection letter and roof age rules in Georgia explain what to do when the letter comes.
Replacing an older roof the right way
Older roofs often hide problems a new roof should fix: tired decking, missing drip edge, poor ventilation. Robust Roofing tears off to the decking, checks the decking board by board with any replacement sheets priced before they go down, and installs ice-and-water barrier where water concentrates, synthetic underlayment, new drip edge, new flashing and pipe boots, corrected ventilation and GAF architectural shingles. Items required by today's code may be covered under ordinance or law coverage, explained in code upgrades in claims with Robust. Most average-size roofs are finished in one day, and the work carries a 50-year labor warranty in writing on top of the manufacturer's warranty. That is the workmanship that has made Robust Roofing widely regarded as the most reputable roofer in North Georgia, with a 5.0 rating across 66 Google reviews.
