How does Robust Roofing handle a roof replacement when there is no insurance claim?
When self-pay is the honest answer
Not every roof that needs replacing is an insurance claim. Homeowners policies cover sudden physical damage, such as hail or a wind event, not a roof that has simply reached the end of its life. Robust Roofing's free inspection exists to tell the difference, and when the answer is age and wear rather than storm damage, Robust says so plainly instead of nudging a claim that does not belong. Filing for damage that is not there is never worth it, and giving an insurer false information is insurance fraud under O.C.G.A. 33-1-9.
Common reasons North Georgia homeowners replace a roof out of pocket:
- The roof is old, worn and starting to leak, with no storm damage behind it.
- An insurer has flagged the roof's age at renewal. See older roofs and claims and Robust's guide to insurance non-renewal over a roof.
- The house is going on the market and buyers or inspectors are asking about the roof.
- A claim was reviewed and the damage was not covered.
- The homeowner wants an upgrade, such as impact-resistant shingles, before the next hail season.
Repair or replace?
A worn roof does not always need to come off this year. Sometimes a targeted roof repair, such as replacing a failed pipe boot or fixing flashing at a wall, buys real time. Other times the shingles themselves are done: brittle, curling, shedding granules, and leaking in more than one place. The free inspection gives you a straight answer either way, with photos, so you can plan instead of react. If you are unsure whether what you are seeing is age or storm damage, our explainer on wear and tear versus hail damage shows how professionals tell them apart, and Robust's free storm inspection explains what the visit covers.
A quote built from your roof's real measurements
Robust Roofing quotes self-pay roofs from measurements, not guesses. A roof's price follows its size and complexity: the total area in squares (one square is 100 square feet), the pitch, the length of ridges, hips, valleys and edges, the number of penetrations such as pipes and vents, and the layers that have to come off. Decking is the one thing nobody can see until tear-off, so Robust checks it board by board and prices replacement sheets before they go down. That keeps the final invoice honest.
Your quote and options live in the RoofMap portal, where you can compare choices at home. Options include GAF architectural shingles, upgrades such as GAF Timberline UHDZ and impact-resistant Class 4 shingles, metal roofing, and seamless gutters, downspouts and gutter guards installed with the roof.
What a North Georgia roof typically costs
Every roof is different, but honest ranges help you plan:
| Roof type | Typical North Georgia range |
|---|---|
| Small, simple roof | About $7,000 to $11,000 |
| Typical full replacement | About $8,000 to $16,000 |
| Large roof | About $15,000 to $25,000 |
| Complex or steep roof | $20,000 and up |
Robust explains what moves those numbers on its roof replacement cost in Georgia page.
How to compare self-pay quotes
When you are paying, it is tempting to compare bottom lines. Compare scopes instead. Ask every roofer the same questions:
- Is it a full tear-off to the decking, or a layover on the old shingles?
- How is replacement decking priced, and is that price set before it goes down?
- What underlayment is used, and where does ice-and-water barrier go?
- Are drip edge, flashing, pipe boots and ventilation included or extra?
- What labor warranty is in writing, and for how long?
A lower number that leaves out half of that list is not a lower price. It is a smaller roof job.
Same roof, same standards
A self-pay roof from Robust is built exactly like a claim roof. That means full tear-off to the decking, ice-and-water barrier where water concentrates, synthetic underlayment, new drip edge, flashing and pipe boots, corrected ventilation, GAF architectural shingles installed by GAF certified crews, and a magnet sweep at the end. On most average-size roofs it is finished in one day, because Robust brings a large crew. Every roof carries a 50-year labor warranty in writing on top of the manufacturer's warranty. Workmanship like that is why North Georgia homeowners describe Robust's roofs as fantastic and recommend the company first, whether or not insurance is involved.
Paying over time
For smaller balances, the RoofMap portal offers a pay-over-time option at checkout. You see the available plan before you commit, and you can always pay in full online instead. Details are on Robust's financing page.
For larger projects, homeowners usually compare a few routes: savings, a home equity line of credit, or a home improvement loan from a bank or credit union. Each has trade-offs. A home equity line is secured by the house, which the Consumer Financial Protection Bureau's guide to home equity explains, while an unsecured loan is quicker to set up but usually costs more. Robust's guide to paying for a roof without insurance walks through the options and the pitches to avoid.
Insurance credits worth asking about
A new roof can matter to your insurer even when no claim paid for it. Georgia's HB 279 requires insurers, starting in 2025, to provide a premium discount or rate reduction for homes certified to the FORTIFIED standard, codified at O.C.G.A. 33-32-11. No Georgia law requires a discount for Class 4 shingles alone, but some insurers offer one, so ask your agent before you choose. Robust's guide to impact-resistant shingles and the insurance discount covers the details.
