What should you do if homeowners insurance is cancelled because of your roof?
What Georgia requires of the insurer
Georgia law requires written notice with the reasons stated. For policies issued or renewed on or after January 1, 2026, the advance notice for a non-renewal is 60 days, up from 30. The notice must also tell you that you may be eligible for the Georgia FAIR Plan, the state's coverage option of last resort.
Five steps this week
- Get the evidence. Ask for the inspection report and photos behind the decision.
- Get your own inspection. Find out whether the issue is age, a few repairable spots, or storm damage.
- If it is storm damage, file a claim while the policy is active. Damage from a storm during the policy period can generally still be claimed under that policy, subject to its notice rules.
- If it is wear, ask the insurer in writing whether a repair or replacement by a specific date will reverse the decision, then send proof when it is done.
- Shop now. An independent agent can quote several insurers. Do not let coverage lapse.
If you have a mortgage
Your lender requires continuous coverage. If yours lapses, the lender can buy force-placed insurance and bill you, and it typically costs much more and protects the lender, not you.
If something seems wrong
If the reason is vague or the roof is newer than the insurer believes, send proof of the roof's age and ask for reconsideration. You can also contact the Georgia Office of Insurance. See roof age and insurance, filing a complaint and Robust Roofing's guide to insurance non-renewal over a roof.
